Creating homeownership opportunities in JP for low- and moderate-income buyers

Project Details

  • 45 affordable income-restricted homeownership units, including 5 artist live-work studios, at the corner of Stonley & Brookley Roads in Jamaica Plain

  • The five artist live-work units, to be purchased by BPDA-certified artists, will include direct access at sidewalk level which will facilitate engagement between artists and local residents.
  • 20 units are reserved for first-generation homebuyers (first in U.S. family to own)

  • 38,000 (approx.) square foot, four story building

  • 19 car parking spaces and 60 bike storage spaces
  • The building will feature a mural which will be commissioned on the front facing stair tower, an outdoor roof deck, ground level patio, and an attractive front lobby.
  • A 100% affordable homeownership model: 16 units at 80% Area Median Income (AMI), 16 units at 100% AMI, 13 units at 120% AMI

Other Benefits

  • Building equity in homeownership: 45 new affordable homes will be available for homeownership in a part of Jamaica Plain where units typically sell for $500,000+

  • A walkable, transit-oriented development less than 0.5 miles from Forest Hills T station

  • This development will achieve Passive House Certification, a program for advanced energy performance aiming to reduce heating and cooling by 80%

Project Schedule

  • Since September 2021, we have engaged civic groups, neighbors, and elected officials regarding the development plans.
  • Construction began in June 2023, and is anticipated to be completed in late 2024.

  • A lottery for the 45 units will take place in spring 2024.
