Project Details

  • 201 units in 21 buildings in Fort Hill, Dudley Square and Grove Hall

  • 150 affordable units were at high risk of conversion to market-rate prior to JPNDC’s acquisition.

  • Most of the buildings have significant renovation needs in order to make them safe and healthy for families.

Schedule and Next Steps

  • JPNDC will meet with residents during summer 2018.

  • Renovations will begin in fall 2018 and include roof replacement, window replacement, masonry repairs, creation of 11 fully accessible units, electrical upgrades, new heating systems in two buildings, selective kitchen and bath replacement, and flooring repairs and replacement as needed.

  • A relocation specialist is working with each family to make sure their needs are met during construction. Most families will need to be relocated for approximately three weeks.

  • Construction is expected to be complete in summer 2020.

Background

  • Lorenzo Pitts was a successful Roxbury-based owner and developer of housing, most of it affordable to low-income families.

  • Mr. Pitts passed away in 2009, leaving a mandate to his estate to preserve the portfolio as affordable.

  • In 2016 the estate approached JPNDC as a potential partner to help the heirs address significant recapitalization needs, resolve complex tax issues and preserve expiring subsidies.

  • The Lorenzo Pitts estate sold the portfolio to JPNDC in June 2018.
